A £1000 reservation fee will secure the property at a fixed price until exchange of contracts, which would normally be expected with 4 weeks of the contracts of sale being received by the buyer’s solicitor. A conditional exchange of contacts subject to a mortgage offer being issued at a later date is acceptable. Should you decide not to proceed with the purchase for any reason the reservation fee would be refunded less reasonable expenses.

Adfa is a small, rural village in Montgomeryshire, Powys. Known for its tranquil, scenic setting surrounded by rolling hills and farmland. It offers a close-knit community feel, featuring a village hall, local garage, and chapel. Nearby attractions include Gregynog Hall and Falconry Experience Wales.

With Newtown just 10 miles away and Welshpool just 13 miles. Both are beautiful border market towns with good supermarkets, services and amenities.

Notable historic buildings in Adfa include Capel Coffa Lewis Evan. There are two Sites of Special Scientific Interest in the district, Carreg Hywel Harris, a commemorative stone opposite Llanllugan Church and the ‘Llanllugan Mire’.  The “Golden Mile” is a beautiful sight in spring, a show of hundreds of daffodils along the lane from Llanllugan towards the southwest. This was planted by local resident Mr Maldwyn Evans over many years.

Most of the properties have well-proportioned gardens to the front and rear with ample off-road parking on private driveways, ideal for gardeners. The buildings themselves however require very little external maintenance with uPVC windows, soffits, facias and rainwater systems.
